Metal is one of the most popular roofing options available today thanks to its lasting durability, sleek beauty and low-maintenance nature. In fact, with proper installation and maintenance, a metal roof can last more than 50 years.
But how exactly can you tell whether your metal roof was installed correctly? Gulf Coast Roofing, the trusted source of quality roof coating services in the area, discusses below.
1. Thermal movement is taken into account. The metal panels used to create the roofing system should be of maximum length to reduce the number of end laps. These end laps, in turn, should overlap the next panel, then be attached together by a reinforcing plate, top panel strap, and the right sealant. To allow for panel movement in either direction during expansion and contraction, the panels are not secured to the structure. Otherwise, this will create stress on the metal panels and cause a number of issues.
2. Proper roof slope is observed. Your roofing contractor must accurately calculate the required slope of your metal roof to ensure proper water-shedding action. If you have a steep-slope roof, this won’t be much of an issue because rainwater will run smoothly off its surface thanks to gravity. But for those with a low-slope system, the slope is especially crucial. Low-slope systems are more prone to ponding water, which can eventually result in leaks if overlooked.
3. Waterproofing is done correctly. Another primary concern about low-slope metal roofs is waterproofing at the seams. In metal roofs with lapped seams–which rely on sealant for waterproofing–the panels should overlap and be adjoined by manufacturer-approved fasteners spaced at the right intervals. For metal roofs with panels adjoined with double folds, a seaming machine may be used to create a standing lock seam, which allows for better waterproofing.
